Subdivision certificate applications

A subdivision certificate is required where an approved subdivision involves the lodgement of a plan of subdivision with Land and Property Information to create a new land title. This is done for the purpose of registering a long-term lease and/or for the sale of a reclamation.

Roads and Maritime Service's Manager Survey should be consulted prior to the plan of subdivision being prepared. The plan of subdivision must then be prepared by a registered surveyor. Where the subdivision involves land owned by Roads and Maritime, the plan of subdivision must be lodged with the Manager Survey for investigation and approval prior to the making of an application for a subdivision certificate.

A subdivision certificate must be obtained prior to the lodgement of the plan of subdivision with Land and Property Information. To obtain a subdivision certificate from Roads and Maritime, make an application pursuant to Section 109C(1)(d) of the Environmental Planning and Assessment Act 1979.

The fee for a Subdivision Certificate Application is currently $250. This can be paid by either:

  • Cheque - made payable to 'Roads and Maritime Services'
  • Credit card - Please fill out this credit card payment form and include it with your application.

Clause 157(2)(g) of the Environmental Planning and Assessment Regulation 2000 requires the submission of a certificate of compliance from the relevant water supply in certain circumstances. Further information regarding certificates of compliance is available from Sydney Water.
